Why Rent?

Dealing directly with private landlords to find a property can be worrying. That’s why we are in touch with the landlord offering you greater peace of mind and security.

When you rent a property, the ongoing costs of maintenance, building services, buildings insurance are on behalf of the landlord. For any issue you might have, simply contact us at repair@marcandpartners.com

The majority of our properties have access to amenities that would otherwise be an enormous expense. Luxuries such as swimming pool, spa, sauna and gym come standard at many apartmentss.

New tenants have to pay a security deposit that is equal to one month’s rent. This deposit is returned to them when they move out, provided they have not damaged the rental property. In contrast, when buying a home with a mortgage, you would be required to have a down payment of the 20% of the property’s value.

Renting offers more flexibility than owing since it enables you to move anywhere else relatively quickly.

Although homes can vary in size, they are typically larger than rental properties. Consequently, they are more expensive to heat and can have higher electric bills. Our apartments have a more compact and efficient floor plan, making them more affordable to heat and power than many houses.

Renting allows you to live in a more sought-after locations than buying does.

1 week holding deposit. The holding deposit will go towards the first month’s rent. Should you pull out or fail the reference check, the full holding deposit will not be refunded.

As standard, we would need one month rent and 5 weeks deposit (6 weeks if the annual rent is £50,000 or more). If you are a student, you are looking for a job or your income does not meet the required amount (see below), the rent would need to be paid at least 6 months in advance. If you decide to pay 6 months in advance, the payment period will be automatically bi-annually (6 months+6 months). If you decide to pay 6 months in advance and you would like to pay monthly after the first 6 months, you will need to specify this in your offer.

We use TDS Custodial

The combined annual UK income of all the tenants has to be more than 30 times the monthly rent (this is the minimum criterion).

No, if you want a break clause you need to specify this in the offer form. It is not standard.
